The story

Started in Surrey, with a phone book of lenders and a stubborn view of what a good file looks like.

CAD Brokers has been arranging commercial finance since 2004, when the firm was incorporated in England and Wales. From the start the idea was the same one the desk runs on today: good businesses were being turned down for reasons that had nothing to do with whether they would repay, and the fix was better preparation, not better luck.

The firm is authorised and regulated by the Financial Conduct Authority in its own right. That decision set the shape of the business: a small brokerage that answers for its own compliance and carries the reach of the whole market rather than the products of one institution.

The firm grew the way its deals do, sector by sector. Property and development first, then asset finance and invoice finance, then the specialist corners: care homes, day nurseries, agricultural holdings, professional practices, and the businesses that walk in after the high street bank has said no.

What has not changed is the operating idea. One desk runs each mandate, so the person who promises is the person who delivers. We prepare files properly, we tell clients when a structure is not financeable, and we decline work we cannot place honestly. Lenders reward that with attention. Clients reward it with repeat business.

We ask for nothing until we have terms. If there is no finance, there is no fee.

Not a lender

We are not a lender. We arrange finance through the lenders on our panel and the credit is provided by them. Approval, pricing and terms are decided by the lender, and every facility is subject to status, affordability and the lender's own credit assessment.

03 / Principles

Four rules the desk works by.

These are not marketing positions. Each one exists because its opposite costs a client money, and the desk has watched that happen enough times.

  • 01

    Independence

No ownership by any bank or fund, and no panel bonuses. We are paid by mandate and nothing else, so the recommendation you get is the one that prices best for you.

  • 02

    Discretion

Mandates are discussed with the lenders who need to know and nobody else. Most of our clients would rather their financing plans were not public. They are not.

  • 03

    Preparation

We do the unglamorous work before the lenders arrive: clean structures, honest models, security that survives a lawyer. Files win negotiations.

  • 04

    Accountability

One named person runs your mandate from first call to drawdown. If something slips, you know exactly who to ring, and they will ring you back.

04 / The desk

One desk. No account managers.

A small firm on purpose. The person who takes your brief runs the mandate, and their name appears on the term sheets.

Directly authorised

CAD Brokers Limited is authorised and regulated by the Financial Conduct Authority in its own right (FRN 301364), with credit-broking and mortgage permissions on the register. The firm answers for its own compliance, and it is how a small desk can put a 280-lender panel in front of one requirement.

A named point of contact

Every mandate is run by one person from first call to drawdown. If something slips, you know exactly who to ring, and they will ring you back. Larger files bring in specialist valuers, lawyers and underwriters as the structure needs them, coordinated from the same desk.

Sector relationships, kept warm

The panel is only half of it. The desk keeps the sector index moving, adding the lender relationships that let an unusual requirement, a care home, a day nursery or a professional practice, go somewhere sensible.

05 / Inside the desk

How the work actually looks

Terms discussed before they are drafted, models built to be read by lenders, covenants negotiated rather than accepted.
